Permissibility of fractional real estate equity investing?

Salam folks,

I am interested in getting exposure to passive yield investments, since my portfolio is pretty much all public equities. However, I’m finding it quite challenging to find property managers to work with. I live in Virginia. So I’m considering using an online real estate investment platform.

Thus far I have found one,, which allows the user to choose whether or not to use leverage. The projected unlevered returns are fairly strong for some properties: 12% IRR, half from yield and half from appreciation.

Would this investment be permissible? An LLC would buy the property, and each individual investor would own a part of the LLC. Some of their ownership purchases would be leveraged, but others would not. I would of course not opt for the conventional leverage.
