Seller says to buyer: I sell you my business on the condition that I receive 10% of the profits (without a share in the actual business). Is this clause Sharia-Compliant?

Do you mean he wants to get 10% profit from the sale of the business or after? i.e. from the profit the buyer will be making later on?
From the profit the buyer will make later on. Jazakallahu khaira
If the clause has been added on top of the agreed price, then the clause itself is not valid.
If they did not agree on any fixed price for selling the business, and instead they have just agreed that the seller will receive 10% profit in the future, then the condition is still not valid.
